Our Editor’s Opinion on Kingswoodz: Kingswoodz is located in Bukit Jalil, Kuala Lumpur, about 15km from the city center. It's a short walk (500m) to Bukit Jalil Recreational Park, though Pavilion Bukit Jalil is a bit farther and not easily walkable. The area is well-planned, with good infrastructure, schools, malls, transport connectivity, and recreational spaces. However, ongoing developments may lead to concerns about overpopulation and congestion in the future. The development consists of 3 tower blocks with 3 main unit layouts. The density is a notable issue, as there are 14 to 17 units per floor, which may raise concerns for potential buyers, especially in terms of privacy and convenience. Tower C, which mainly has Type A units, has 17 units per floor and long hallways, making it less convenient. However, the units at the far end of the hallway may offer more privacy. At RM870 per sq ft, Kingswoodz is positioned in a competitive market with several other new developments in the area, as well as the existing ones, including those which was built as a government initiative. Despite this, its prime location may attract interest from buyers looking for a desirable area in Bukit Jalil here. Amenities are basic but adequate, including pools, a gym, various gardens, and a multipurpose hall. While not extravagant, these facilities meet the needs of the community. However, the number of lifts is limited, with only 4 + 1 service lifts in Towers A and B, and 3 + 1 in Tower C. This may lead to long waiting time, particularly during peak hours. In conclusion, Kingswoodz offers a solid living environment in a well-connected area but has concerns regarding its high density and lift capacity, which could impact convenience. It may be better suited for personal use rather than as an investment. The following data is extracted from EPIQ, a tool by EdgeProp.my, which analyzes real estate transactions in Malaysia using past transacted data from NAPIC. The data presents both rental and sale transactions around the Pavilion Bukit Jalil area.

As of February 2025, rental transactions range between RM1-RM2 per sq ft and can go up to RM5 per sq ft. Meanwhile, transacted sale prices in the area range from RM350 to RM400 per sq ft, with some units going up to RM870 per sq ft, depending on project specifications and demand.

Kingswoodz is currently priced at approximately RM870 per sq ft, with units ranging from RM42X,XXX to RM76X,XXX. The project is expected to be completed by Q4 2028. Given the market pricing trend in Bukit Jalil, Kingswoodz is positioned as a premium offering in a competitive area with numerous new and existing high-rise developments.

While the location is strong, short-term investment potential may be limited due to high supply and competition in the area. However, in the long run, the value of Kingswoodz will depend on EXSIM’s quality in construction and materials, as well as the management committee’s efforts in maintaining the property. If well-executed, it has the potential to become a prominent development in Bukit Jalil.
